The Joe Goode Annex is a space for your next rehearsal, workshop, intimate performance, or special event. Our industrial style studio and upstairs lounge provide a unique setting in the heart of the Mission district and is easily accessible by public transportation. Hourly rent is below market rate, with further subsidies + partnerships available to LGBTQ+ BIPOC artists.

Safety is our guiding star & the Annex team is learning & adjusting every day. During the COVID-19 pandemic, some events are now being streamed virtually. We look forward to hosting you back in our physical space as soon as it is safe to do so.
We are considering alternative models for both supporting artists and sustaining our space financially; we’re available to discuss solo/small group rehearsals, Zoom virtual event support and live streaming support—and we’d love to hear other potential models.

Proof of liability insurance is required. All rental activities are subject to Joe Goode Performance Group approval and availability of the space. JGPG activities take priority over rental activities. In the event JGPG needs to re-claim already booked space, a bumped renter will receive credit for a future reservation. A non-refundable reservation deposit (20% of the total rental) is due upon signing of a rental agreement. The remaining payment is due on the first date of your rental (long term rentals can pay in monthly installments through their rental period). All renters must provide a certificate of liability insurance naming Joe Goode Performance Group at the Joe Goode Annex as additionally insured. If the public is expected to attend an event, renters must hire a JGPG staff member to be an onsite facilities liaison during the event.
We will refund applicable rental fees (minus reservation deposit) for unused studio time cancelled more than 48 hours prior to the reservation. All fees for studio time cancelled within 48 hours are non-refundable but can be credited to a future reservation if booked at time of cancellation. All fees for unused studio time cancelled without notice are not refundable and not eligible for credit.
